Bank Repossessed houses arise from borrowers defaulting on their home loan repayments to the extent that the home loan has to be terminated.
There are 3 different phases during which buyers are able to purchase these properties: ‘Distressed Sales’, ‘Sale in Execution’ and ‘Properties in Possession’

These different phases may be best explained by describing the repossession process:


  • borrower defaults on their home loan to the extent that the only alternative for the bank is to recover the debt via repossession;
  • The bank's attorneys will apply for a judgement at the magistrates court;
  • Assuming the mortgage in arrears is not recovered, the borrower’s movable assets assets will then be auctioned;
  • If the sales from the movable assets will be auction still do not cover the mortgage in arrears, then the property is auctioned - a ‘Sale in Execution’. Up to this point the owner may however try to sell the property - the so-called "Distressed Sale";
  • Should the bank’s reserve price not be met at the ‘Sale in Execution’, the bank has the option to buy back the property itself - a ‘Property in Possession’.

For centuries scholars have regarded the discovery of the Cape by Portuguese explorer Bartholomeu Dias in 1488 and the succeeding arrival and settlement of Jan van Riebeeck and other Dutch East India Company employees in 1652 as the birth of South African history. And while their discovery may have been considered a pinnacle point in history, it also signifies a monumental point in South African architectural history – the birth of Cape Dutch style.

Despite its distinct French and Indonesian influences, the Cape Dutch architectural styles originated in medieval Germany and Holland, in a time when the Dutch continued their relentless discoveries of new routes and lands. When the Dutch arrived in the Cape aboard VOC ships and settled along the Southern Africa coast it was only a matter of time before ornately gabled homes were erected across the vast expanses of newly discovered land.

As the agricultural trade in the Cape prospered and its inhabitants became more affluent, the previously simple homesteads expanded, with the homes becoming larger and the floor plans more elaborate. Although the houses maintained their classic white washed clay walls and fragrant thatched roofs, features became more decorative, with ornate front gables making their first appearance and small window panes flanked by hard wood shutters.

While this particular architectural style is prevalent along the Stellenbosch and Franschhoek wine routes, there are also a number of other areas in the Western Cape which boast the graceful features and charm of Cape Dutch style architecture. Being one of the oldest residential districts in Cape Town, the Southern Suburbs is unsurprisingly home to some of the most exquisite properties boasting the refined European influences of the Dutch.

The northern parts of the Southern Suburbs are dotted with cosy Cape Dutch style cottages clad with shuttered windows, slender corners and thatched roofs, while the more extravagant estates boasting delicately carved gables, high ceilings and vine covered beams nestle in the shadows of giant oak trees in the tree lined suburbs of Constantia and Bishopscourt. This vernacular architecture is also prevalent in Newlands and parts of Wynberg.

HISTORY            

The recorded history of the area between Table Mountain and the Liesbeek River, including Newlands, begins in the mid 17th century, just a few years after Jan van Riebeeck established the first permanent settlement at the Cape to supply the ships of the Dutch East India Company. Land along the river was granted to a number of the first Dutch settlers who established farms to supply produce to the VOC. A few short years later, South Africa's first brewery was established along the banks of the river. Today beer is still closely linked with the area; the SAB brewery is one of Newlands's most recognised sights, and can easily be seen from the grounds of another Newlands landmark, Sahara Park Newlands Cricket Ground.

Sports lovers will also know Newlands as the home of one of the world's best-loved rugby stadiums. Newlands, the second-oldest test venue in the world, is today a modern stadium which is home to Western Province Rugby and the Cape Stormers.

The suburb was given its name by Cape governor Willem Adriaan van der Stel, who was granted land 9 km south of Cape Town. He named it De Nieuweland, or Nieuwland, and built a residence here. Van der Stel was also responsible for the planting of many of the oaks in the Newlands area. The gracious Vineyard Hotel, once the country home of Lady Anne Barnard, and the Josephine Mill, both of which stand on the banks of the Liesbeek River, are just two of the numerous historic buildings that dot the suburb.
